Your home's value depends on recent selling prices of comparable homes in your area. After reviewing the selling prices for such homes, the price is adjusted according to current market trends.

  • Buyers often look in the price range determined by their monthly ability and down payment.
  • Buyers are often very knowledgeable in their price range and often purchase by comparison. Unreasonable asking prices are an immediate turn-off.
  • Inviting a potential buyer to make an offer shows that you are willing to bargain. But if your asking price is outrageous, the buyer's offer will most likely also be unreasonable.

 I will price your home honestly.  I will not tell you an inflated price just to get a listing and then continually hound you for price reductions.  You'll make more money in the long run and in a shorter amount of time if the home is honestly priced in the first place.

  I will provide you with a Marketing Report at least once a month that shows you where you stand with the competition.  It's sort of a mini market analysis all over again.  It gives us a continual pulse on the market place by showing you what new listings have come up in your neighborhood and what has gone under contract since we've taken the listing.   We'll then reevaluate our position.

  When we receive the Contract on your home, we'll go over it together and determine its strengths and weaknesses.  Often times it's what a contract doesn't say that can raise a red flag.  I am experienced in contract negotiations, you can know you are in professional hands.

 Once the Contract is accepted there are many things that still need to be done.  One of my responsibilities is making sure all dates and deadlines are met and all the proper entities are notified of anything we've negotiated.  You'll also have a copy of everything we've signed.  Follow through can sometime be a pain getting all the initials and signatures, but I really do like to have all my I's dotted and T's crossed.  All of my transactions close because if there is a problem, I know about it immediately and do everything I can to address the issue at hand..
